Understanding The Thu Thiem Bridge Network and Its Development Impact

The planned network of five Thu Thiem bridges is designed to strengthen connections across the Saigon River, linking Thu Thiem with central HCMC and surrounding districts. Together, these crossings are expected to improve accessibility while supporting the area's long-term urban development.

This article reviews the route and progress of each bridge, examines the potential implications for the Thu Thiem property market, and highlights the factors buyers should consider when assessing infrastructure plans.

1. Overview of the five Thu Thiem bridges

The Thu Thiem bridge network comprises four road bridges and one pedestrian bridge, between Thu Thiem, Binh Thanh District, central HCMC and the southern part of the city. While all five form part of the area's master plan, they are at different stages of development, ranging from operational and under construction to investment preparation and feasibility assessment.

Thu Thiem 1 Bridge and Thu Thiem 2 Bridge were officially renamed Thu Thiem Bridge and Ba Son Bridge, respectively, under Resolution No. 60/NQ-HĐND, issued by the HCMC People's Council on 9 December 2022.

2. Thu Thiem Bridges: Location and progress

2.1. Thu Thiem Bridge

  • Starting point: Ngo Tat To Street in the Binh Thanh area.
  • End point: Nguyen Co Thach Street in Thu Thiem.
  • Total route length: 1,250 m.
  • Capacity: Six lanes.
  • Opened: 2008.
  • Status: Operational.

Thu Thiem Bridge provides a direct route between Binh Thanh and northern Thu Thiem, shortening journeys and helping ease traffic pressure on the city centre. It supports traffic along Nguyen Huu Canh, Ngo Tat To and Nguyen Co Thach streets, while improving access for Thu Thiem residents to established amenities in Binh Thanh.

2.2. Ba Son Bridge Connects Central HCMC with Thu Thiem

  • Starting point: Ton Duc Thang Street in central HCMC.
  • End point: Thu Thiem NUA.
  • Bridge length: 886 m
  • Total route length: 1.4 km.
  • Capacity: Six lanes.
  • Opened: April 2022.
  • Status: Operational.

Ba Son Bridge significantly reduces travel times between Thu Thiem and the city centre, particularly in the Ton Duc Thang, Le Duan and Nguyen Hue corridors. It provides convenient access to offices, shopping centres and premium services, while providing another important crossing over the Saigon River alongside Thu Thiem Bridge.

2.3. Thu Thiem 3 Bridge

  • Proposed starting point: Ton Dan Street in the former District 4 area.
  • Proposed end point: Thu Thiem NUA.
  • Proposed capacity: Six lanes.
  • Strategic role: Provide an additional river crossing from the south-west of the city.
  • Status: Investment options under assessment.
  • Development timeline: Not yet officially confirmed.

Once operational, Thu Thiem 3 Bridge would create a direct route between Thu Thiem and the former District 4 area. It is expected to reduce the need to travel through the city centre, improve access to Thu Thiem from the south-west and redistribute cross-river traffic. However, its practical impact can only be assessed more clearly once the route alignment and investment arrangements receive formal approval.

2.4. Thu Thiem 4 Bridge

  • Starting point: Nguyen Van Linh Boulevard, near Tan Thuan 2 Bridge.
  • End point: Nguyen Co Thach Street in Thu Thiem.
  • Total route length: 2.16 km.
  • Total bridge length: 1.64 km.
  • Capacity: Eight lanes, comprising six motor vehicle lanes and two mixed-traffic lanes.
  • Estimated total investment: VND 5,063 bn.
  • Status: Investment policy approved, with remaining procedures in progress.
  • Target timeline: Construction to begin on 2 September 2026, with completion expected in Q4/2028.

Thu Thiem 4 Bridge is planned to create a direct transport corridor between Thu Thiem and southern HCMC, including the former District 7 area, Nha Be and Nguyen Van Linh Boulevard. Once operational, it is expected to shorten journeys, ease pressure on Tan Thuan Bridge and routes through the city centre and facilitate business activity between Thu Thiem and the commercial and service hubs in the south of the city.

2.5. The Pedestrian Bridge

  • Starting point: Bach Dang Wharf Park.
  • End point: Thu Thiem Riverside Park.
  • Total route length: 720 m, including approach paths.
  • Bridge deck width: Six to 11 m.
  • Design inspiration: A nipa palm leaf.
  • Construction commenced: 29 March 2025.
  • Status: Under construction.
  • Target completion: Q4/2026.

The Saigon River Pedestrian Bridge will connect Bach Dang Wharf Park directly with Thu Thiem Riverside Park, enhancing access to the waterfront and the experience of its public spaces. The crossing is intended to improve movement for residents and visitors, support leisure, retail and service activities, and create a more connected and accessible network of public spaces in Thu Thiem.

3. Bridge Network Implications for the Thu Thiem Property Market

The bridge network may support property demand in Thu Thiem, contribute to a more complete urban environment and influence the competitiveness of individual developments. While improved connectivity is an important factor, long-term property performance also depends on development quality, amenities and how effectively a property meets occupier needs.

3.1. Broadening Property Demand in Thu Thiem

Improved accessibility makes Thu Thiem more attractive to residents, office workers, businesses and visitors. This provides a foundation for growth across several property sectors.

Residential

Buyers gain access to quality homes in while maintaining convenient connections to major employment centres and key amenities across the city.

Developments within reach of the bridge network include:

  • The River Thu Thiem: Withing the Thu Thiem NUA, with convenient connections towards Binh Thanh and the city centre.
  • Thu Thiem Zeit River: Travel times to each bridge are dependent on the completion of the local road network.
  • The Metropole Thu Thiem: Located close to the Ba Son Bridge and the proposed pedestrian bridge access area.

Office

Businesses can expand into Thu Thiem while maintaining close connections to the established business community in the city centre. According to Savills data, The METT and The Hallmark accounted for 90% of new office supply in HCMC in Q3/2023. In addition to their accessibility to the CBD, both developments benefit from high construction standards, green building certifications and limited competing supply in the wider office market.

Retail

A growing population of residents, workers and visitors supports demand for shopping, dining and everyday services.

Waterfront commercial space

Greater accessibility and footfall can support businesses, leisure services and community amenities along both riverbanks.

3.2. How Infrastructure Benefits Differ Across Developments

As transport infrastructure improves, its impact may differ across developments. Properties with convenient access routes, strong internal connectivity and easy access to everyday destinations are often better placed to benefit.

Three factors help explain these differences:

  • Practical accessibility: Distance to bridge connections, the quality of approach roads and traffic conditions.
  • Suitability for use: How effectively a property meets requirements for living, working, leasing or commercial operations.
  • Development quality: Legal status, construction progress, design, amenities and property management standards.

Two developments or two properties marketed as being “close to a bridge”, may therefore benefit differently and offer distinct prospects for occupation, letting or commercial use.

3.3. The Relationship Between Infrastructure and Property Growth

Transport infrastructure can support property values when it improves accessibility and delivers practical, long-term benefits. However, proximity to a bridge or major transport project does not automatically result in capital growth.

Buyers should assess whether expected infrastructure benefits are already reflected in the asking price and consider how that price compares with the property's quality, competing supply and underlying market demand. Where projects are still under development, construction progress and anticipated completion timelines should also be considered.

The Thu Thiem bridge network should therefore be viewed as one factor among many when assessing property values. Purchase and investment decisions should be based on a combination of connectivity, legal status, development quality and pricing at the time of acquisition.

Conclusion

The five Thu Thiem bridges, each with a different development timeline and connectivity role, will progressively strengthen connectivity. This infrastructure will improve accessibility and support the local property market, although the benefits will vary between developments. Buyers should assess location, legal status, delivery progress, development quality and prevailing market prices together before making a decision.

Frequently Asked Questions

1. How Should Unfinished Thu Thiem Bridges Affect a Buying Decision?

Bridges that are not yet operational offer future rather than immediate improvements in accessibility. If construction is delayed, buyers may need to rely on the existing road network for longer, experience construction-related disruption and face the possibility that future connectivity benefits are already reflected in the purchase pric

When assessing a property, buyers should focus first on the development's existing strengths:

  • Construction quality and legal status: Assess the standard of completion and the clarity of legal documentation.
  • Accessibility: Evaluate existing travel routes and connections rather than relying on future infrastructure.
  • Planned infrastructure: Treat bridges under construction or in the investment preparation stage as a potential advantage rather than the primary reason for purchasing.

2. Do Properties Near Thu Thiem Bridge Offer Better Connectivity?

A short distance to a bridge does not always result in a more convenient journey. Accessibility depends on factors such as entry and exit points, traffic routing, approach roads, junctions and the surrounding road network. A development located near a bridge approach may still be less convenient if access requires a detour or involves regularly congested roads.

Buyers should assess actual travel times to their everyday destinations rather than relying solely on maps or marketing materials.

3. How Can Buyers Assess Whether Future Bridge Benefits Are Reflected in Property Prices?

One approach is to compare prices across developments with similar characteristics, such as scale, quality, legal status and handover timing, but different levels of connectivity. Reviewing price movements at major project milestones, including planning approval, construction commencement and completion, can also help indicate how infrastructure expectations have influenced pricing.

Buyers should pay particular attention to:

  • Future growth potential: If an asking price already reflects strong expectations for a bridge that is not yet operational, there may be less scope for further value growth once the project is completed.
  • Market evidence: Consider completed transaction prices, rental performance, occupancy levels and current usability rather than relying solely on asking prices or future expectations.

4. What Is the Latest Construction Schedule for Thu Thiem 4 Bridge?

As of August 2026, HCMC was completing the final procedures to begin construction of Thu Thiem 4 Bridge, with works targeted to commence on 2 September 2026 in line with the approved Q3/2026 schedule.

The project has a total route length of 2.16 km and will connect Tan Thuan Ward in the District 7 area with An Khanh Ward in Thu Thiem New Urban Area. Completion is scheduled for Q4/2028.
